💡 The Short Version: A canal-house hotel is a hotel in 17th- or 18th-century houses on the Herengracht, Keizersgracht, Prinsengracht or Singel, and the question that decides a booking is the stairs. Of the twelve below, Hotel Estheréa and Hotel CC say they have a lift, and the Waldorf Astoria lists one; Hotel Keizershof and Hotel 717 say they have none. The rest do not say, so ask before you book. Four have duplex rooms or suites on internal staircases: the Dylan, Ambassade, The Craftsmen and the Toren. The room rate carries a 12.5% tourist tax and 21% VAT on top.

Hotel Estheréa

Seventeenth-century buildings on the Singel, which its own site calls Amsterdam’s oldest canal, run by the same family for more than 80 years. The hotel began as a guest house with 12 rooms. It is the clearest answer to the stairs question: all rooms are reached by lift. The rooms range from Classic to Luxury, Canalview and Balcony rooms, a Family room, a Luxury room with a jacuzzi and the Pink Suite.
Hotel CC

Historic and monumental canal houses on Warmoesstraat, which the hotel puts “a stone’s throw” from Centraal and the Red Light District. It has a lift, and the Souterrain Double is below street level with a limited view. Some rooms have a canal view, others a courtyard or street view. Breakfast is extra. The hotel’s site notes room renovations until the end of 2026 and street works on Warmoesstraat for about six months from early 2027.
Waldorf Astoria Amsterdam

Hotel Keizershof

A canal house built in 1672 by the architect Jean Godin, a hotel since 1936 and run by the same family since 1963. Rooms overlook the garden or the canal. The hotel says a building of its age has no lift, and you carry your bag up spiral staircases. Behind it is a garden 10 m wide and 35 m long.
Hotel Seven One Seven
Prinsengracht 717 · a listed monument · butler service · Hotels.comad
A listed Rijksmonument on the Prinsengracht with 24-hour butler service. Its own site says there is no lift in the historic premises and the butlers carry luggage up the staircase. The rooms run from the top-floor Little Jewel and Little Crown to the Merchant rooms facing the garden and the Grand Merchant canal-view rooms. The site says Hotel 717 is becoming The Zetter 717, which opens on 18 December 2026.

The hotel says it joins 25 canal houses of the 17th and 18th centuries around a garden. Its accessibility page says the hotel is reachable from the main entrance, with an adapted room, and that “certain areas may have limited accessibility” because of the monumental structure. Cosy, Classic and Generous rooms each come in a canal-view version, and the Duplex and Interconnecting Family Rooms sleep up to four.
Ambassade Hotel

Canal houses of the 17th, 18th and 20th centuries, a hotel since 1953, with a Library Bar of books signed by guests. The hotel says small sets of stairs and landings link the halls and some rooms. The Duplex rooms have two levels joined by a spiral staircase, with a canal view. The Family Room sleeps four at the quiet back.
The Dylan Amsterdam

Two buildings: Original, with garden views, and Serendipity, with canal views. There is a gym but no pool. The Duplex and Luxury Duplex rooms are over two floors “connected by a steep internal staircase”, with the bedroom and bathroom on different levels, so ask for a room on one level if stairs are a problem.
Hotel The Craftsmen

“A piece of cultural history since 1652”, in houses on the Singel, with 14 rooms. The two Single rooms are tiny, up to 9.1 m². The Family Room has two floors joined by a steep iron spiral staircase.
The Toren

Forty rooms in two 17th-century canal houses, the Main House and the Private House, round a “silent garden”. The Royal Suite’s whirlpool bath is reached by a steep staircase, which the hotel says is less suitable for guests with limited mobility, and it asks you to contact it for advice.

Three merchants’ houses on the Keizersgracht in the Jordaan, with a private garden that the Great Room looks onto, and a bar. Rooms run from 17 to 60 m². A stay over a Saturday needs a minimum of two nights.
Before you book
Prinsengracht is on the route of the Amsterdam Pride Canal Parade, on Saturday 7 August 2027, and three of these hotels have a Prinsengracht address. The Light Festival route also runs along the canals, from 26 November 2026 to 17 January 2027.
- Ask about stairs in writing. For a hotel that does not state a lift, email it before booking and ask whether your room is reached by a lift or by stairs, and how many flights.
- Duplex means stairs inside the room. The Dylan, Ambassade, The Craftsmen and the Toren sell rooms or suites on two levels, with the bathroom on a different floor.
- Hotel 717 changes name. Its own site says it opens as The Zetter 717 on 18 December 2026.
- The tourist tax is extra. Amsterdam charges 12.5% of the price before VAT in 2026, with no cap, and VAT on hotel stays is 21% since 1 January 2026 (Gemeente Amsterdam; Belastingdienst).
- Check the address, not the name. Hotel Brouwer, at Singel 83, is now The Craftsmen.
- Near the Anne Frank House. The Toren, at Keizersgracht 164, is about 150 m from the entrance in a straight line; the Anne Frank House tickets guide has the weekly release that decides the visit.
- The canals from the water. Amsterdam canal cruises compared lists the docks, including the ones beside the Anne Frank House and Centraal.
